The North and Northwest Chicago suburbs offer a wide range of price points and community types. At a glance,
- Evanston sits right on the lake with a college-town feel (NU) and runs around $455,000 median.
- Arlington Heights comes in at $450,000 and is very competitive with homes receiving multiple offers. Schaumburg offers more affordable entry at $298,000-$349,000.
- Elgin runs around $330,000.
- Gurnee is the most accessible at $275,000.
North Chicago Suburban Life:
These suburbs move at different speeds—Evanston sells in about 40 days, Arlington Heights in 45, Schaumburg much faster at 13-16 days.
Black families make up about 15% of Evanston's population, which is significant for a North Shore suburb. The rest of these suburbs have much smaller Black populations—Arlington Heights sits at 1.5%, Schaumburg at 4%, and the others even lower.
If you're a buyer looking in these suburbs, you might want to partner with an agent who understands what it's like to be one of the only Black families in the neighborhood and who won't soft-pedal the reality of what that means.
Evanston is the standout for diversity and has historically had a more established Black community. It's also home to Northwestern University, which gives it a different character than typical suburbs.
The schools average around 5 out of 10, which is lower than you'd expect for North Shore prices, but families pay for the location, walkability, and proximity to Chicago.
Here's what you're up against in these markets:
Illinois has some of the highest property taxes in the country—second-highest nationally. That $450,000 house in Arlington Heights will cost you significantly more annually in taxes than a similar house in most other states.
Your agent needs to walk you through the real costs of ownership, not just the sticker price. They also need to know which suburbs have better tax rates relative to services and schools, because there's real variation.
The other thing about these suburbs is that inventory is tight. Illinois overall is showing only 3 months of supply, which is a seller's market.
About 26% of homes sell above list price, down from last year but still competitive. You're not in a bidding war on every house, but when something good hits the market in a desirable area, you need an realtor who can move fast.
Resale Values:
The other challenge is that Illinois is seeing significant outbound migration. Over 13,000 residents searched for homes outside the state last year, driven by high taxes and cost of living.
This means resale can be tricky depending on the suburb. Your agent should know which areas hold value better and which ones might be harder to sell when you're ready to move.
What A Good Realtor Can Do For You:
For sellers, pricing is critical. About 20% of homes in Illinois are seeing price cuts, up from last year. The market is shifting toward buyers having slightly more leverage. If you overprice, your house will sit.
An agent who knows recent comps in your specific suburb and can position your home against current inventory will get you sold faster and at a better price than someone just listing it and hoping.
