Why Your Atlanta Agent Choice Matters
I've been helping families buy and sell homes across Atlanta for over a decade, and to date my team and I have helped 300+ families through one of the most significant financial decisions of their lives.
Atlanta is a market that rewards preparation and local knowledge. Selling a home is not just putting it in MLS and sticking a sign in the yard — pricing strategy, marketing, negotiation, and timing all determine what you actually walk away with. I take all of it seriously.
Beyond client work I teach homebuyer seminars for first-time buyers and coach new agents on building their business. Giving back to this community is important to me.
Ready to buy or sell in Atlanta? Let's talk
Atlanta's market shifted hard.
Location matters in Atlanta:
- Inside the Perimeter versus suburbs
- MARTA-accessible versus car-dependent
- Beltline-adjacent versus not.
Virginia Highland holds value differently than Brookhaven despite similar prices. Old Fourth Ward gentrified five years ago—which Westside Beltline blocks are next?
Buyers have real leverage now. But you need agents who know how to use it—how to negotiate repairs, price insurance risk, and identify which 60-plus-day listings are overpriced versus legitimate deals.
Sellers face tougher conditions. Pricing at 2022 comps won't work. Properties sitting more than 60 days signal problems. You need agents who price at current market value and position your home to serious buyers.
We know which blocks gentrified versus where longtime residents still live, how MARTA proximity shifts values, and which Beltline sections are done versus under construction.

The Atlanta Market Right Now
Atlanta's market has cooled significantly from pandemic highs:
- Median home price: $380K-$411K depending on city versus metro
- Days on market: 83 days
- Year-over-year price change: DOWN 3-8 percent
- Competitive level: Balanced to buyer's market.
This shifted from the seller's market we saw in 2021-2022 to a buyer's market where inventory increased and negotiation power flipped.
Where Buyers Focus - Neighborhoods at a Glance
- Intown neighborhoods like Inman Park, Virginia Highland, and Old Fourth Ward pull buyers wanting walkability and Beltline access.
- Midtown attracts young professionals near arts and culture.
- Decatur commands premiums for its school system.
- Brookhaven offers newer development with good schools.
- Marietta provides more space and lower prices while staying close to the city. Southwest Atlanta and neighborhoods along the Westside Beltline are seeing investment and gentrification.
- East Atlanta Village brings a funkier vibe at better price points than Virginia Highland.
What's Happening in Atlanta
The city's still growing—Fortune 500 companies keep relocating here, film production brings money and jobs, and Hartsfield-Jackson stays the world's busiest airport. But things have calmed down a bit.
Buyers have time to think, get proper inspections, and negotiate terms without feeling like they'll lose out if they don't waive everything and offer 20K over asking by tomorrow morning.
Nearly 20 percent of home-purchase agreements are getting canceled, third highest nationally, as buyers back out when insurance quotes come in sky-high or inspection issues surface that sellers won't address.
Inside the Perimeter, neighborhoods still command premiums.
- Virginia Highland, Inman Park, and Old Fourth Ward maintain values better than outer suburbs because of walkability, MARTA access, and Beltline proximity.
- Decatur and Brookhaven hold strong for their school districts.

But even in these areas, the frenzy's done.
Areas with heavy new construction face more price pressure as inventory floods the market, and anything sitting more than 60 days signals overpricing.
What This Means for Buyers and Sellers
If you're buying, you've got leverage you didn't have three years ago.
Nearly 20% of home-purchase agreements are getting canceled—third highest nationally—as buyers back out when insurance quotes come in sky-high or inspection issues surface.
For sellers, that means pricing at current market value, not early 2022 comps. Properties that sit for more than 60 days on the market signal overpricing, and price drops are up significantly year-over-year.
